RIPCO Real Estate

Production design for high-stakes B2B decisions. Complex property data — square footage, zoning, demographics, transit — made scannable enough for executives reviewing 20 properties in a day.

When Data Is the Product

RIPCO Real Estate needed production design support for their digital and print marketing materials across 30+ NYC commercial properties. The role was focused on one core challenge: transforming complex real estate data — square footage, lease terms, neighborhood demographics, transit access, zoning regulations — into formats that busy executives could scan, compare, and act on.

The Challenge

B2B Design Optimizes for Decisions, Not Delight

Commercial real estate materials need to be:

  • Scannable — decision-makers review dozens of properties
  • Comparable — standardized formats enable side-by-side evaluation
  • Compelling — beautiful design signals the quality of the property
  • Accurate — a mistake in square footage or zoning is a deal-breaker
Impact

Fortune 500 Pitch Rooms

  • 30+ site information books produced across NYC properties
  • Designs used in pitch meetings with Fortune 500 companies and major retail brands
  • Neighborhood mapping visualizations became a signature element of RIPCO presentations
  • Helped tenants understand location value beyond square footage alone

Site Information Books & Neighborhood Mapping

Property composite — Starbucks and Target retail space with site book details and floor plans
972 Lexington Avenue — property listing with photography and square footage
SolidCore retail storefront — property photography for leasing materials
Site information book — space details, floor plans, and neighborhood data
Neighborhood mapping — area retail competitor map for 972 Lexington Avenue

Visual Communication for High-Stakes Decisions

Site Book Structure

Consistent Format, Property-Specific Content

Developed a consistent layout structure across all site books:

  • Property overview (location, size, availability)
  • Floor plans with detailed measurements
  • Neighborhood analysis (demographics, amenities, transit)
  • Photo documentation (exterior, interior, surroundings)
  • Lease terms (pricing, terms, contact info)
Neighborhood Mapping

Generic Maps → Strategic Intelligence

Created custom mapping visualizations showing:

  • Transit accessibility (subway/bus within X blocks)
  • Foot traffic patterns (pedestrian density heat maps)
  • Nearby amenities (restaurants, banks, retail)
  • Demographics (daytime population, income levels)

This transformed generic Google Maps into a competitive differentiator for RIPCO's presentations.

Production Challenges

Beautiful + Dense + Accurate

  • Property composites: matching lighting and perspective across source photos
  • Realistic shadow and reflection rendering
  • Accurate scale and proportion
  • High-resolution output for print AND web-optimized for email
  • Presentation-friendly layouts for pitch meetings
  • Mobile-friendly for on-site broker tours
B2B design is a different discipline

Consumer design optimizes for engagement and delight. B2B design optimizes for speed of comprehension, decision confidence, and professional credibility. A tenants' executive reviewing 20 properties in a day needs information architecture, not decoration. RIPCO taught me that clarity is a form of craft — and that data, handled well, is a design material.

What This Work Taught Me

Data as a Design Material
  • How to visualize complex spatial relationships
  • When to use tables vs. charts vs. maps
  • How color-coding accelerates comprehension
  • The importance of source data accuracy in design
B2B Design Principles
  • Speed of comprehension — busy executives scan, they don't read
  • Decision confidence — complete, accurate information builds trust
  • Comparison efficiency — standardized formats across 30+ properties
  • Professional credibility — design signals the quality of the deal
Cross-Context Production
  • High-res PDFs for print presentation
  • Web-optimized formats for email delivery
  • Presentation-friendly layouts for pitch meetings
  • Mobile-friendly viewing for on-site broker tours
